RELOCATING - Everybody needs a little help
Moving to another country, whether by yourself or with family, can be a stressful time no matter how organized you are.
The real estate business is totally different in Canada than in any other Country. Most noticeable is that all Realtors have to be licensed. The other main difference is that it is best to work with one Realtor, it doesn't matter who has the property listed, you can view any house with the Realtor of your choice as most properties are advertised on "MLS" (Multiple Listing Service). The trick is to find a Realtor that you trust and can work with, as there are plenty to choose from.
Once you have decided to purchase it is the Realtor's responsibility to:

Ensure that you understand the whole process from start to finish

Write the contract, including conditions of sale, which are normally removed within 1 to 4 weeks, and ensure all signatures are obtained every step of the way

Check Title to ensure free and clear ownership

Check Occupancy Certificate has been obtained

Keep in constant communication with the other parties to the transaction

Keep your interests foremost.

Once conditions are removed the contract is legal and binding and your real estate purchase can be completed within a very short period of time
As well I will:

Recommend reliable mortgage brokers who will suggest the correct mortgage for your requirements

Personally check property for you if you unable to view it for yourself

Answer any questions you may have about your relocation to Canada
It may sound a bit daunting but with a good Realtor on board purchasing your dream property is a whole lot easier.
