RELOCATING - Everybody needs a little help
Moving to another country, whether by yourself or with family, can be a stressful time no matter how organized you are. I should know I've done it with a young family. We moved from England to Summerland in March 2006. On a research visit to Summerland we met Tammy Antrobus. She was at the RE/MAX office and on hand to offer us advice and show us the area. We kept in touch via email on our return to England and when we were ready to make the big move she was on hand to help us find rental accommodation and 4 months later our own home.
I started working for Tammy as an unlicensed assistant in July 2006. After 6 months of working with Tammy I decided that Real Estate was a good business to be in, so I took the course and got my licence in October 2007.
The real estate business is totally different in Canada than in England. Most noticeable is that all Realtors have to be licensed. The other main difference is that it is best to work with one Realtor, it doesn't matter who has the property listed, you can view any house with the Realtor of your choice as most properties are advertised on "MLS" (Multiple Listing Service). The trick is to find a Realtor that you trust and can work with, as there are plenty to choose from.
Once you have decided to purchase property another difference is the amount of work a Realtor does in Canada (with no cost to the buyer) that in England would normally be carried out by a lawyer. It is the Realtor's responsibility to:

Write the contract, including conditions of sale, which are normally removed within 1 to 4 weeks, and ensure all signatures are obtained every step of the way

Check Title to ensure free and clear ownership

Check Occupancy Certificate has been obtained

Keep in constant communication with the other Realtor on the deal

Keep your interests foremost as a deal can go through as quickly as 3 weeks and once conditions are removed the contract is legal and binding!
As well we will:

Recommend reliable mortgage brokers who know about that special mortgage for new immigrants with in their portfolio

Personally check property for you if you see something on the market that interests you but you can't see it for yourselves and you want to know more about it

Answer any questions you may have about your relocation to Canada
It may sound a bit daunting but with a good Realtor on board it’s a whole lot easier.
