The community of Summerland is located in the heart of the Okanagan Valley within 50 km of Kelowna, BC, 420 km of Vancouver, BC, 690 km of Calgary, AB and 519 km of Seattle, Washington.

We enjoy a population of approximately 12,000 and although we like the small community atmoshpere we offer all the required amenities. You can also enjoy the many trails close by for walking, hiking and biking. The Kettle Valley Railway provides great fun for families and guests throughout the spring and summer months offering a chance to ride an authentic steam railway through the mountains. During the winter months we offer the arena and curling club facilities, cross country and three down hill skiing areas within a short drive of Summerland.

This fabulous community offers an abundance of amenities for all ages, beautiful scenery to be enjoyed from the mountains around our area to the beaches that circle our own Okanagan Lake.  Giants Head Mountain is in the centre of our community and you can enjoy the view with a drive through the park, take a short walk to the top of the mountain where you can see south to Penticton and north to Kelowna.  Our shoreline includes many beaches from a children's water park to Sunoka beach where you can enjoy swimming, boating or just sitting and relaxing. downtown shops can provide for your specific needs and within a short drive you will find several home based businesses as well as cottage wineries.

What Does "RED ZONE" Mean?


Summerland’s Red Zone is the area of silt bluffs rising above the lakeshore that is identified as a High Hazard Area in our Official Community Plan. The area is susceptible to land slides and subsidence and can be subject to erosion.

If you occupy or own land in the Red Zone or High Hazard Area as it is now termed, you will be required to get a Development Permit from the District which will require, among other information, a geotechnical report prepared by a professional engineer qualified to practice in the field of geotechnical engineering noting the proposed development is safe before you do any development of your high hazard land. Development includes alteration to the natural landscape, construction of any buildings in or above the ground, or changing any agricultural operations that involve the installation, addition to or modification of an irrigation system. The geotechnical engineer will do a report outlining ways to mitigate the potential risks, and this report will likely become a restrictive covenant that is registered on the land title to advise future owners of the conditions under which the development was approved. Controls will likely be placed on irrigation and domestic water use on the property.
